Project Type: New Construction

Palace Place stands on the corner of 5th Street and England Avenue in downtown Courtenay. The projects site is the former E.W. Bickle Theatre, which opened in 1940 and was destroyed by fire in 2007, leaving the lot vacant for over a decade. Developed by Endure Projects Inc., the building features approximately 8,000 square feet of ground-floor commercial space and three upper floors of residential rental units. The four-storey mixed-use building contains 30 one-bedroom and nine two-bedroom suites, with an underground parking structure, and was constructed using modular construction for the upper residential floors over a concrete base level.

Muir Engineering provided full electrical consulting services for the project in collaboration with MacDonald Hagarty Architects, including BC Hydro underground service coordination, power distribution design with individual suite and commercial unit metering, fire alarm and life safety systems, LED lighting throughout with ASHRAE-compliant controls, EV charging provisions, and low voltage systems including access control and security infrastructure. Given the modular construction method, Muir Engineering's contract administration scope included factory reviews at the Muchalat modular facility. Integrated Systems Testing in compliance with CAN/ULC-S1001 was also completed by Muir Engineering to support occupancy.
